We have submitted to the County our Senate Bill 330 pre-application which is the first step in the as-of-right process. The SB 330 Application includes a high-level description of the development. As a by-right project, all of our applications and permits will be processed within a defined timeline. This process does not require discretionary approvals or public hearings, since those steps were already completed when the County adopted its Housing Element and rezoned the site for housing in order to comply with State law.

Yes. At least 20% of the homes at Glen Annie will be designated as affordable, consistent with the County's housing goals and State requirements.

Yes. Over the past two years we have done a number of technical studies to determine how to best lay out the new Glen Annie community. That work is reflected in the SB 330 Application and will continue to be refined as the project proceeds towards building permits.

Nearly 100 of the larger Glen Annie site's 175 acres will be preserved as open space and passive recreation, allowing Glen Annie to continue serving as a wildfire buffer for the surrounding community, consistent with the properties to the north. The plan also emphasizes native plant and tree species, habitat restoration, and water efficiency, including the continued use of recycled water for landscaping, a practice already in place on the site today.

We do not have a defined timeline, however, we expect the golf course and event center will remain in operation through the permitting process.

Yes. The Rezoning requires specific traffic studies and sets forth traffic related requirements that the Project will meet.

Yes. The Village Center will include a dedicated community event space, along with public plazas and flexible lawn areas designed to host gatherings for residents and the broader community. We know spaces like this are valued by the community today, and creating a strong, accessible gathering place is a priority for the plan.

Before construction can commence, a lot of “predevelopment” work, including building and infrastructure design and review and consultation with County staff, must be completed. Realistically, we anticipate construction could start in early 2029.
